Medical office building to fill in The Corridor

City of Brookfield – The pieces of The Corridor keep coming together.

Developer Irgens’ plans for a medical office building that would be built near the center of the 66-acre site have been given the go-ahead.

The structure would stand west of Discovery Drive, north of the previously-approved Hilton Garden Inn and south of Dick’s Sporting Goods.

The building would measure two stories and 50,000 square feet. Irgens said that they are having discussions with several tenants but that they are unable to announce anything at this time.

As part of Irgens’ request for the medical office building, a portion of the center area of The Corridor would be split into three separate lots. As such, city of Brookfield director of community development Dan Ertl said that a potential conference center at The Corridor is now extremely unlikely.

“We would’ve needed more land than was shown. Step by step we’re probably coming to the conclusion that (a conference center) is not going to occur at The Corridor,” Ertl said.

One of the original public benefits related to the city granting Irgens’ request for tax incremental financing (TIF) assistance on The Corridor was the exploration of a 35,000-square-foot conference center with an 18,000-square-foot ballroom on the site near or attached to the Hilton Garden Inn.

However, in September, Ertl and Visit Brookfield president and CEO Nancy Justman said that such exploration had led them to the conclusion that The Corridor may not be the appropriate place for the conference center. Both said that a number of other potential locations along Bluemound Road are being explored.

As for the medical office building, if approved by the city’s common council at its meeting Tuesday night, Irgens plans to begin construction whenever weather conditions allow next spring with the goal of having it completed and ready for occupancy in early 2018.
